Moisture vapor moving upward through the slab from below is the most common cause of long-term floor coating failure. It's invisible on installation day and becomes obvious when the coating bubbles and delaminate a year later. Standard epoxy topcoats degrade under UV exposure and soften under hot tires. High-solids polyaspartic is UV stable, more flexible, and more resistant to the thermal and chemical stresses that real garages produce. It's the difference between a 5-year floor and a 20-year floor.
Factor 5: Maintenance
Even the best floor needs basic maintenance. Sweep regularly, mop with a pH-neutral cleaner, wipe chemical spills promptly, and avoid dragging sharp-edged objects.
